Should You Still Expect a Bidding War?
If the thought of competing in a bidding war has been stressing you out, you may be able to relax a little.
While multiple-offer situations haven’t vanished entirely, they’re far less common than in recent years. A recent national survey shows that in June 2025, only 1 in 5 homes (20%) received multiple offers.
That’s down from 31% just a year ago and 39% in June 2023.
This trend is good news for buyers: you’re likely to face less competition, giving you more time to make decisions and more room to negotiate price or terms.
Location Still Matters
National trends only tell part of the story. Local market conditions make a huge difference.
According to data from John Burns Research & Consulting (JBREC) and Keeping Current Matters (KCM), the share of homes receiving multiple offers has dropped across most regions—but some areas are still more competitive than others:

Northeast: 34% of homes receive multiple offers (higher than the national average)

Southeast: Just 6% of homes receive multiple offers
Why the difference? Markets that still see bidding wars often have lower-than-normal inventory, creating more competition. Areas with more homes available are experiencing a cooler market, which means fewer bidding wars and more negotiating power for buyers.
Sellers Are More Flexible Than You Might Think
Another key shift: sellers are willing to compromise.
Redfin reports show that almost half of sellers are now offering concessions—like covering closing costs or reducing asking prices—to get their homes sold.
This is a far cry from the ultra-competitive market a few years ago, when buyers often felt pressure to waive inspections or appraisals to stand out. Today, the market favors buyers more, but the level of flexibility still depends on your local area.
